The background
CW as landlord sought a declaration from the court that the length of the hypothetical term of 25 years to apply was required
to be assumed, for rent review purposes, to be a term of 25 years running from the date of the commencement of the actual
term of the lease, which was 1 April 1992. TG as tenant argued that the hypothetical term should run from the relevant review
date of 1 April 2002.
